Why land units in India are confusing
Most of India now registers land in metric units such as hectares and square metres, or in acres. Buyers, sellers and farmers still talk in older local units: gaj in Delhi and UP, guntha in Maharashtra and Karnataka, cent in Kerala and Tamil Nadu, ground in Chennai, ankanam in Andhra Pradesh and Telangana, kanal and marla in Punjab and Haryana, and bigha, biswa and katha across the north and east. Some of these have one fixed size. The bigha family doesn't: its size depends on the state and sometimes the district, because it came from the length of the local surveyor's chain. This land area converter handles all of them, with the bigha set for your state.
Units with a fixed size
| Unit | Square feet | Other equivalents |
|---|---|---|
| Square yard (gaj) | 9 | 0.836 sq m |
| Acre | 43,560 | 4,840 sq yd, 4,046.86 sq m |
| Hectare | 1,07,639.1 | 10,000 sq m, 2.471 acres |
| Cent / decimal | 435.6 | 1/100 acre, 40.47 sq m |
| Guntha | 1,089 | 33 ft × 33 ft, 1/40 acre, 121 sq yd |
| Ground (Tamil Nadu) | 2,400 | 222.97 sq m, about 5.5 cents |
| Ankanam (Andhra / Telangana) | 72 | 8 sq yd |
| Kanal | 5,445 | 20 marla; 8 kanal = 1 acre |
| Marla | 272.25 | 9 sarsai of 30.25 sq ft |
The kanal and marla values are the post-settlement revenue units listed by Haryana's land records department (a karam of 66 inches). Some urban colonies in Punjab and Haryana sell plots by a smaller "marla" of about 225 sq ft, so check which one a seller means. In a few districts of Andhra Pradesh an ankanam of 36 sq ft is also used.
Bigha, biswa and katha by state
"Official" means the value appears in a state government source. "Commonly used" means there is no single statewide figure and the value is the one most people use. Your district may differ.
| State | 1 bigha (sq ft) | Sub-units | Status |
|---|---|---|---|
| West Bengal | 14,400 | 20 katha of 720 sq ft; 1 katha = 16 chhatak | Official (WB Directorate of Registration) |
| Rajasthan, pucca bigha | 27,225 | 20 biswa of 1,361.25 sq ft | Official (Land Records Rules 1957, 165 ft chain) |
| Rajasthan, kachha bigha | 17,424 | 20 biswa of 871.2 sq ft; 2.5 bigha = 1 acre | Official (132 ft chain) |
| Haryana / Punjab, old revenue bigha | 9,075 | 20 biswa; 4 bigha 16 biswa = 1 acre | Official (Haryana Jamabandi) |
| Uttar Pradesh, pucca bigha | 27,225 | 20 biswa of 1,361.25 sq ft | Commonly used |
| Bihar | 27,225 | 20 kattha of about 1,361 sq ft; 1 kattha = 20 dhur | Commonly used (kattha varies by region) |
| Assam | 14,400 | 5 katha of 2,880 sq ft; 1 katha = 20 lessa of 144 sq ft | Commonly used |
| Gujarat (vigha) | 17,424 | 16 guntha | Commonly used (north and central Gujarat) |
Madhya Pradesh, Himachal Pradesh, Uttarakhand and Jharkhand have no single bigha that we could confirm from a government source. Sources for Madhya Pradesh disagree by as much as 50%, and Himachal's land record manual uses a different factor for each revenue village. For these states, choose Other state and enter the size your patwari or land record gives.
How the conversion works
Example: a farmer in Jodhpur has 6 kachha bigha. 6 × 17,424 = 1,04,544 sq ft. Divided by 43,560, that's 2.4 acres, or about 0.971 hectare. The same 6 bigha in a pucca-bigha area would be 1,63,350 sq ft, or 3.75 acres. That gap is why the state and type of bigha matter.
Tips before you buy or sell
- Ask for the area as it appears in the land record (khatauni, jamabandi, 7/12 extract, patta or RoR), not just in bigha.
- Registration and stamp duty are worked out on the area in the sale deed, which is usually in square metres or hectares.
- For a plot, "gaj" almost always means a square yard (9 sq ft). A 100 gaj plot is 900 sq ft, or 83.6 sq m.
