What is loan amortization?

Amortization means paying off a loan in regular instalments. Each EMI has two parts: interest on the balance you still owe and a repayment of principal. Early EMIs are mostly interest and later ones are mostly principal. That's why a home loan prepayment made early saves far more interest than one made later. This loan amortization calculator shows the split for every month of your loan.

How each EMI is split

Monthly Interest = Outstanding Balance × (Annual Rate / 12 / 100)
Principal This Month = EMI − Monthly Interest
New Balance = Outstanding Balance − Principal This Month

On a ₹20 lakh loan at 8.5% for 20 years, the EMI is about ₹17,356. In the first month, ₹14,167 of it is interest and only about ₹3,190 goes towards the principal.

What a prepayment does

What you can use the schedule for

  • Planning part-prepayments: you can see exactly how much you still owe at any point.
  • Checking your bank statement: each month's principal and interest should match the schedule. Small differences are normal on floating-rate loans when the rate changes.
  • Working out the foreclosure amount: the Balance column shows the principal still owed after any month.
  • Tax filing: Section 24(b) lets you deduct up to ₹2L of home loan interest.

Because interest is charged on what you still owe, and early on you owe almost everything. That's how reducing-balance (amortizing) loans work. In the first month the whole loan is outstanding, so the interest is at its highest. As the principal comes down month by month, so does the interest part of the EMI. That's also why a prepayment in the first few years saves much more interest than the same amount paid later.

Three ways. (1) Part-prepay: even ₹50,000–₹1L a year can cut 3–5 years off a home loan and save lakhs in interest. (2) Raise your EMI by 5–10% a year as your salary grows. (3) Do a balance transfer if another bank offers a rate at least 0.5% lower; on a long loan, that can save a lot. The amortization schedule shows you the exact effect.

It's the principal you still owe plus any foreclosure charges. The outstanding principal after any month is in the 'Balance' column of the amortization table. Under RBI rules, no lender (bank or NBFC) can charge a prepayment or foreclosure penalty on a floating-rate loan taken by an individual for non-business use. Fixed-rate loans may carry a charge, often 2–4%.

Usually the missed amount is added to your next EMI, you pay penal interest on it (1–2% a month), and your credit score can take a hit. Most banks give a grace period of 3–5 days. Some restructure the loan instead, adding the missed EMIs to the end of the tenure. If you think you'll miss a payment, call your bank straight away.
